San Antonio's commercial ground moved when the road did. SR 52 was realigned south of town and opened in October 2023. The old route through town became CR 52. The I-75 interchange has been under construction again since April 2026, and two master-planned projects now sit on either side of it.
The pipeline here is large. It is not fully absorbed. Both facts matter, and which one matters more depends on what you own or what you're trying to buy.

What's Actually Happening

Southeast corner of McKendree Road and SR 52. Roughly 330 acres assembled in November 2023, about 245 acres rezoned. Entitled for approximately 400,000 square feet of retail, 600,000 square feet of light industrial and warehouse, 400,000 square feet of office, and close to 1,000 multifamily units. Walmart is planned as the big-box anchor. Lowe's is confirmed as a second anchor. No opening dates have been announced.
I-75 at SR 52 interchange improvements under construction since April 2026. FDOT's PD&E study covers widening SR 52 from the I-75 ramps east to Emmaus Cemetery Road, two lanes to six, with a four-lane interim section. Three signals now serve the corridor at Tradeway Boulevard, McKendree Road, and Montserrat Way.
What any of this means for a specific property depends on which side of the absorption curve it sits on. That's the conversation.

Common Questions About San Antonio
Two master-planned projects at the I-75 and SR 52 interchange, plus the road work serving them. Double Branch is the larger footprint at roughly 965 acres. Abbey Crossings carries the retail anchors. Between them the entitlements cover industrial, office, retail, and residential. Entitled square footage and delivered square footage are different numbers, and the gap between them is where the risk lives.
It depends on your timeline and what you need the property to produce. The infrastructure investment is real and the entitlements are in place. Absorption is the open question. An owner-user with a 15-year horizon reads this market differently than an investor who needs the space leased in 12 months.
It moved the traffic. The new four-lane divided alignment runs south of San Antonio and St. Leo, and the former route through town was redesignated CR 52. Property that once sat on a state road now sits on a county road. Some of that ground lost pass-through count and some of it gained a quieter, more local character. Either can be an advantage depending on the use, and it's worth knowing which side of that line a property falls on before pricing it.
Holding costs money and so does selling at the wrong point in a cycle. What matters is whether your parcel benefits from what's being built or competes with it. Land that supports a use the new development creates demand for is in a different position than land that will be competing against 400,000 entitled square feet. Neighborhood commercial along the older streets, small office and service space, industrial and warehouse at and near the interchange, and development land in between. The mix is changing as the interchange projects deliver.
Depends on the use and the size. New industrial has delivered at the interchange. Retail leasing in the interchange projects is still active with few tenants locked in. Older San Antonio has smaller neighborhood and service space that rarely hits a listing site. Brian works both the listed inventory and the property that isn't marketed.
Sometimes. New anchors bring traffic count and rooftops, and they also bring competing space. A service business near the interchange may gain. A retailer selling what a new anchor sells may not. The honest answer requires looking at the specific property and the specific use.
What the property is worth today, what it could support under current zoning, and who the realistic buyer is. A San Antonio property draws a different buyer pool than a comparable property in Wesley Chapel or Tampa, so pricing and marketing should reflect that. Get those three answers before you set a price or respond to an offer.
