The road changed the map
The new SR 52 alignment moved through traffic south of San Antonio and St. Leo. The former route through town carries County Road 52. Some property that sat on a state road now sits on a county road with a quieter, more local character. That can help or hurt, depending on the use.
Entitled and delivered are different numbers
Between Double Branch and Abbey Crossings, the entitlements near the interchange cover millions of square feet of industrial, retail, and office space and thousands of residential units. Entitlements are permission to build. Delivery depends on financing, tenants, infrastructure, and time.
For an owner near the corridor, the question is whether the parcel benefits from what's being built or will compete with it. Land that supports a use the new development creates demand for is in a different position than land competing with 400,000 square feet of entitled retail.
