East Pasco Growth by the Numbers: Census and BEBR Population Data

Population, income, and business data for Dade City, Zephyrhills, San Antonio, Wesley Chapel, and Pasco County from the U.S. Census Bureau and the University of Florida BEBR, with sources and record IDs.

Key takeaways

  • Pasco County grew an estimated 20.0% from April 2020 to July 2025 (Census, Vintage 2025), to 674,516 residents.
  • Dade City grew faster: 42.4% by the Census estimate, 40.3% by the University of Florida's estimate.
  • For Zephyrhills, the two official estimates disagree by about 2,750 people. Know which source a market report uses.
  • Population growth is a demand signal. Absorption, rents, and the specific property still decide the deal.

Two official sources estimate population between censuses. The U.S. Census Bureau publishes July 1 estimates (Vintage 2025). The University of Florida's Bureau of Economic and Business Research (BEBR) publishes April 1 estimates that Florida uses for revenue sharing. Both start from the 2020 Census count.

The two sources measure different dates and use different methods. In Dade City they land within 33 people of each other. In Zephyrhills they're about 2,756 apart. A market report that quotes one without naming it is giving you half the picture.

Growth in the region is concentrated on the edges. Pinellas, the most built-out county, lost population. Pasco and Polk each grew about 20%. That's the pressure East Pasco land and commercial property are responding to.

Wesley Chapel's household income is about $37,000 higher than Dade City's. Zephyrhills skews toward smaller, older households. Those differences shape what retail, medical, and service tenants each market supports.

Business base: Pasco County

Comparing the 2025 population estimate with 2023 employment, Pasco has roughly 5.5 residents per job at employer establishments. Hillsborough has about 2.3 (1,574,115 residents, 697,689 jobs). The ratio suggests many Pasco residents work outside the county. That's one reason employers locating in Pasco, such as the manufacturers in Zephyrhills, matter to local commercial demand.

What the numbers mean for a property decision

  • Rooftops come first. Residential growth precedes retail, medical, and service demand. Dade City's growth rate is a signal for neighborhood commercial space.
  • Check the source. A market narrative built on the higher estimate can overstate demand. Ask which number a broker package uses.
  • Growth isn't absorption. New residents don't lease a specific building. Vacancy, rents, and the property's own location still decide the deal.
